London’s business district of West End has topped the latest global list of world’s most expensive letting space, which it had lost to Tokyo Inner Central District.

A recent survey commissioned by CB Richard Ellis that covered all the major cities and their office rents found that the average rent in London’s West End district is $186 per sq ft, followed by Tokyo at about $173 per sq ft. The Outer Circle of Tokyo comes in third, at $138 per sq ft.

The Central Business District of Hong Kong at $138 and Moscow at $132 per sq ft completes the top five in the list.

Raymond Torto, Global Chief Economist at Richard Ellis, states that commercial real estate values are beginning to stabilize, which is a good sign. However, the property values underlying the rents are still weak and haven’t really seen any growth. However, the offices to let London market is in its recovery stage after the prolonged recession.

The report also states that the cost of real estate across the globe has dropped a cumulative eight per cent over last year’s figures, across the total 179 markets surveyed. Of these, fifty showed office rental drops of over 10 per cent and 131 indicated a decline in rental values over last year.

The highest drops in rental values were seen in the financial hubs of New York’s Midtown district and in Singapore. Among the other destinations hit badly were upcoming cities like Abu Dhabi and Kiev in Ukraine.
